South Tyrol’s private room landlords recorded an increase of 8.2 percent in overnight stays. In terms of total overnight stays, South Tyrolean private landlords account for 9.94 percent.

The upward trend continued in the first half of 2024: those who vacation with private room rental companies stay in South Tyrol significantly longer than the average overnight stay in the country. There were also increases in arrivals and overnight stays among South Tyrolean private room landlords.

Last year, the average length of stay for private landlords was 15.9% higher than the average in South Tyrol.

According to current ASTAT statistics, this increased again to over 17% in the first half of the year.

While the average length of stay in South Tyrol in the first half of 2014 was 4.28 days, private landlords recorded an average of more than 5 days, with a slight upward trend compared to the previous year. Arrivals at private landlords rose by 7.8 percent from 294,715 in the first half of 2023 to 317,815.

There was an increase of 8.2 percent in overnight stays. In terms of total overnight stays, South Tyrolean private landlords account for 9.94 percent.

High guest satisfaction

“The current figures confirm the high level of satisfaction and acceptance among guests with the high-quality holiday offers that they find from South Tyrolean private room rental companies.” “These are very trendy in times when people are looking for closeness to nature, retreat and authenticity,” explains Hannes Gasser , President of South Tyrol privately. “Private room rental is about much more than just providing rooms.” Private room rentals are hosts through and through who personally care about the well-being of their guests before, during and after their stay.”

This task places great demands on the individual private landlords, who are small and very small businesses. In addition to a good knowledge of the local conditions and offerings, you also need a lot of organizational talent, a strong host mentality and a high level of service. “Private landlords do all of this and much more.” “They are tourism professionals through and through, rely heavily on regional cycles and are firmly integrated into them,” emphasizes Hannes Gasser. “Guests benefit from tourist offers that cannot be found in every travel guide, personal support and comprehensive service.” As the current figures show, these offers are also very valued.”

Know-how required

In addition to the host mentality, private landlords also need comprehensive know-how in marketing, as it is important to communicate not just accommodation, but an overall tourist offer.

“Private rental is the most basic form of tourism. Today, private landlords have to assert themselves in a complex online world with their offers. “This requires a high level of knowledge about modern online marketing, which needs to be worked on,” emphasizes Hannes Gasser. “But private landlords are also constantly being challenged to further develop their offerings. As an association, we see ourselves as being required to continually support our members with training opportunities.”
